How low can interest rates go? The Fed's announcement spells more bad news for savers -- but good news for homebuyers. Saving money may soon get even less rewarding. The Federal Reserve's announcement Wednesday to keep short-term interest rates near zero through 2014 may result in still lower interest rates on bank accounts, analysts say. How low? Rates on savings accounts may drop closer to 0% over the next 12 to 18 months, says Dan Geller, executive vice president at Market Rates Insight. Even though the federal funds rate has been stuck at 0% to 0.25% since late 2008, banks continue to lower interest rates on their accounts. The average rate on savings accounts is 0.36%, down from 0.4% in November, according to MRI. One-year and five-year certificates of deposit have an average yield of 0.33% and 1.57%, respectively. Even worse, savers will have to put up with nearly nonexistent returns for at least another three years before they can see any meaningful improvement, says Greg McBride, senior financial analyst at Bankrate.com. The first weekend of the new year saw crowds made up of mostly first-time buyers and families looking to upgrade flocking to several property launches. Market watchers say the recent cooling measures have also affected demand from foreigners. It is a busy first day of sales for Riversound Residence which is located off Sengkang East Drive. Its private condominiums cost between S$453,000 and S$1.8 million. By 2pm on Saturday, four penthouse units costing some S$1.5 million each were taken up - three by Singaporeans and the other by a foreigner. The developer said this trend is not surprising as the recent cooling measures requiring foreigners to pay an extra 10 per cent in stamp duty have dampened demand from foreigners. Despite a slowing economy, the overall take up rate is projected to be healthy with 60 to 70 per cent of the 250 units released in the first phase likely to be snapped up before the Lunar New Year. Qingjian Realty's deputy General Manager Li Jun said: "Judging from the response today, there are still many people visiting the showroom. They are mostly locals. The development is also targeting those in the Punggol-Hougang area." Homebuyer Mr Loh Beng Huat said that the time may be right for an upgrade. He said: "This launch is quite good so I think I'm keen. That's why I am now looking at the financial area and see whether I can afford and upgrade. I have stayed in HDB for a number of years already so I think it is a good time for me to look into a new investment in a private condominium." Near by at Parkland Residences - a Design, Build and Sell Scheme (DBSS) project - crowds doubled on the second day of its launch. Mr Lee Yoon Moi, who is the Chief Operating Officer at Low Keng Huat - the company behind the development, said: "Generally, there are a lot of young couples and also families. The more popular ones are the four and five rooms units." Parkland Residences is the only DBSS project within the Hougang & Punggol area and the first of only two DBSS projects this year after the government halted land sales for such developments last year. Analysts say this is keeping demand up with flats here costing between S$359,000 and S$706,000. "Most of it is done up so you don't need to pay much for renovation," said one potential buyer. "The prices here are relatively cheap compared to the other DBSS projects," said another. Agents believe Parkland Residences will see a strong take-up rate when bookings begin on January 11. The final DBSS project will be launched at Pasir Ris in March or April 2012. The Executive Condominium (EC) at The Rainforest, near Choa Chu Kang MRT station, is also proving to be a hit with young couples. "The EC is kind of like the in-thing now these days and we think it is a good opportunity for us to pick up a first-time house," said one couple. "We are in our 20s so we are looking at projects like this that are appealing to us. I think it is very good that the government is releasing projects in the mature estates instead of just Punggol and Sengkang," another couple said. ..A Hong Kong heir to a property fortune has been ordered to pay his ex-wife more than US$150 million in one of the city's biggest divorce settlements, reports said Friday. High Court Justice John Saunders ruled that billionaire tycoon Samathur Li must pay Florence Tsang, his wife of eight years, HK$1.22 billion (US$157 million), media reports said. Saunders said the couple lived a "lifestyle which was best described as just below that of a US-dollar billionaire", and ruled that Tsang, a 38-year-old solicitor, should be kept in the comfort to which she had become accustomed. The settlement represented 20 percent of the couple's assets, less than the 55 percent demanded by Tsang, according to the Hong Kong Standard daily, which said the ruling sealed "Hong Kong's reputation as Asia's divorce capital". Tsang reacted with a "cheer and a broad smile" when she read the decision, the South China Morning Post reported. "I'm delighted that the proceeding has now concluded," she was quoted as saying at the court. The ruling included a Hong Kong property worth HK$250 million, a London property valued at HK$30.53 million, HK$3.5 million for cars, HK$5 million for a yacht and HK$4.6 million for club memberships in Hong Kong and Britain. Saunders also alleged that Li and his billionaire father, Samuel Tak Lee, had forged documents in a bid to protect Li's wealth from his ex-wife by transferring it to the father's name. He ordered prosecutors to investigate the documents. He also ordered Li to pay Tsang's legal costs. A fund amounting to HK$26 million will be established for the couple's three-year-old daughter, the Standard reported. During the hearings, the court heard that Li -- whose father's Prudential Enterprise owns property around the world -- lived a lavish lifestyle and spent extravagantly on cars, yachts, luxury apartments and home entertainment. The marriage broke down after Li demanded his wife have an abortion, which she refused. He subsequently had an affair and saw his daughter only twice after she was born, according to media reports of the proceedings. ...

At the very moment on Monday that Dr. Conrad Murray was convicted of involuntary manslaughter in Jackson's death, reporters were eerily taking a private preview tour of the three-storey home where the pop star lived and died.

The bedroom shown in evidence photos at Murray's criminal trial was actually considered a "medication room" by the Jackson team.

Murray was found guilty of supplying an insomnia-plagued Jackson with the powerful operating-room anesthetic propofol to help him sleep as he rehearsed for his comeback.

Jackson maintained an adjacent bedroom that he regarded as his inner sanctum — a private place only for him.

It is in this second bedroom that the pop star wrote a message to himself on the mirror of an antique armoire. "TRAIN, perfection, March April. FULL OUT May," it reads. Jackson was to begin his London concert run in July.

Pop star's makeup remains on stool

His private bedroom included a bathroom larger than most living rooms and two massive walk-in closets.

Among the items for sale in the medication room, where evidence was collected for Murray's trial, are upholstered chairs smudged with Jackson's makeup and Jackson's death bed, which looks out to an expansive backyard surrounded by tall trees. The yard is anchored by a large swimming pool and a pool house, where the singer's son Prince carved his name on a beeswax candle.

The medication room, on the top floor, leads to another walk-in closet and bathroom, where Jackson's makeup still remains on a small silk-covered stool beneath the vanity.

Curving staircases on each side of the mansion's most famous room lead down to the kitchen and the elegant foyer, where a grand piano sits topped with crystal candlesticks.

The home and its decor, which Jackson leased, are reminiscent of Neverland Ranch, Jackson's famous estate near Santa Barbara, said Martin J. Nolan, executive director of Julien's Auctions.

"He loved it because it was like Neverland," Nolan said. "It was a very happy place where he spent his final days." Julien's Auctions sold collectibles from the Neverland Ranch in April of 2009.

Like Neverland, the Carolwood house features its own movie theatre — this one outfitted entirely in burgundy velvet with loveseat-style sofas and a fresco of a cloud-dotted sky on the ceiling.

Katherine Jackson's attorney, Perry Sanders Jr., said he is aware of the Carolwood auction and has "done everything we can to ascertain that items from this address are not being auctioned using Michael's name and likeness to enhance the items' value."

Built in 2000 and designed by architect Richard Landry, the house at 100 North Carolwood Dr. looks like a French chateau and is dominated by 18th- and 19th-century French decor. The walls are lined with various watercolour and acrylic paintings and sculptures fill nooks in the den and family rooms.

The 54,885-square-foot home is for sale, but not up for auction. The price was not disclosed but similar homes in the area are listed at $18 million and up.
